Kathryn A. Sweeney

Co-founder, Managing Partner and Chief Investment Officer

Kathryn Sweeney is responsible for setting and directing Blue Moon Capital Partners’ investment strategies including taking the lead on acquisitions and portfolio management and setting return optimization strategies. She is also jointly responsible, with Susan Barlow, for setting the long-term strategic direction of Blue Moon. Kathryn is a member of the Management and Investment Committees. She has been an active investment advisor and manager in the senior housing industry since 1997.

Previously, Kathryn was Managing Director of The GPT Group’s US senior housing portfolio. GPT Group is one of Australia’s largest diversified listed property groups. During her tenure with GPT, Kathryn was ensconced within Benchmark Senior Living where she gained deep insight into senior living operations that enhanced her influence on the strategic direction of GPT’s portfolio and contributes to her being viewed as a valuable strategic resource to Blue Moon’s operating partners.

Kathryn’s senior housing career began with AEW Capital Management, when in 1997 she began investing development capital on behalf of opportunistic investors and ultimately became the senior housing portfolio manager at AEW for the CalPERS senior housing separate account. Early in her career, Kathryn worked for The Boston Company Real Estate Counsel, one of the veterans of the institutional real estate investment business.

Kathryn currently serves as Vice Chair of the American Seniors Housing Association (ASHA), which focuses on legislative and regulatory advocacy, research and educational opportunities for the senior living industry. She previously served on the National Investment Center for the Seniors Housing and Care (NIC) Board of Directors for seven years and as Chairperson for two years. NIC is the leading research, education and networking organization for owners, operators and capital providers in the senior housing sector. Kathryn also served on the Board of Directors of Vi Living, the Pritzker family’s continuing care retirement community business. She earned a Bachelor of Science degree in Economics at Boston University and a certificate in Risk Management and Strategic Decisions from Stanford University.

Susan Barlow

Co-founder, Managing Partner and Chief Operating Officer

Susan Barlow is responsible for the day-to-day operations of the business, product development, capital formation and along with Kathryn Sweeney, setting the long-term strategic direction for Blue Moon Capital Partners. Susan is Chairperson of the Management and Investment Committees. She has over 30 years of experience advising institutional real estate clients on branding, strategy implementation, product development and capital formation.

Previously, Susan was Managing Director and Head of Global Client Relations for RREEF, a global institutional real estate investment manager wholly owned by Deutsche Bank. At RREEF, she directed the activities of the firm's 60-person global client relations team and led the firm's product development, client relations, sales, marketing and investor communications. She was a member of the global Executive Committee responsible for managing RREEF and also, a member of the Infrastructure Executive Committee, Private Equity Executive Committee and Board of Directors of Rosen Real Estate Securities.

Susan co-founded a real estate fund-of-funds investment management firm allocating capital to small and mid-size operating companies. Previously, she was the CEO and President of a strategic advisory firm assisting real estate operating partners and investment managers in developing investment vehicles and capital formation strategies for the institutional marketplace. Early in her career, she founded the institutional real estate consulting practice for Callan Associates, one of the largest independently owned investment consulting firms in the United States.

Susan is the current chair of the Board of Directors for the National Investment Center for the Seniors Housing and Care (NIC). NIC is the leading research, education and networking organization for owners, operators and capital providers in the senior housing sector. She earned a Master of Business Administration degree from the University of Denver and a Bachelor of Science degree from Black Hills State University.

Christopher S. Kronenberger

Managing Director, Acquisitions

Chris Kronenberger is responsible for overseeing Blue Moon’s investment activity including acquisitions, developments, dispositions and financings. He also contributes to the portfolio optimization of Blue Moon’s Funds. Chris is a member of Blue Moon’s Management & Investment Committees.

Prior to joining Blue Moon, Chris spent eight years with PGIM Real Estate (formerly Prudential Real Estate Investors) in Atlanta, Georgia where he oversaw all of the underwriting and due diligence for new acquisitions and dispositions for their dedicated senior housing funds. In addition, Chris maintained joint venture partner relationships and had asset management responsibilities on a number of senior housing investments. Prior to joining PGIM Real Estate, Chris began his real estate career as an analyst for Brown Realty Advisors in Atlanta where he was involved in the analysis of over $600 million in multifamily sales. Early in his career, Chris served as a senior accountant with a start-up healthcare company in Alpharetta, Georgia.

Chris is an alumnus (class of 2017) of the National Investment Center for Senior Housing and Care’s (NIC) Future Leaders Council and is a member of the American Seniors Housing Association (ASHA). Chris obtained his B.S. in Finance from the University of Tennessee.

Rachel Tang

Rachel Tang

Associate Director, Investments

Rachel Tang supports Blue Moon’s investment team by underwriting, modeling and conducting due diligence on prospective investments, as well as performing financial analyses of existing portfolios.

Prior to joining Blue Moon, Rachel worked as a senior valuation associate for CBRE’s Valuation & Advisory Services. While working at CBRE, Rachel conducted third-party valuation, operational and market due diligence, consulting assignments of single asset to large portfolio transactions specific to the seniors housing sector, with exposure to a wide range of operators and markets.

Rachel earned her master’s degree from the Hotel School of Cornell University, where she majored in Hospitality Management, with a Minor in real estate finance.

Kevin Donahue

Kevin J. Donahue

Managing Director, Asset Management

Kevin Donahue is responsible for working with Blue Moon’s senior living operating partners in the development and execution of property level business plans in an effort to maximize asset level performance. He also contributes his many years of senior living operating experience to the underwriting and due diligence of new investments. Kevin is a member of Blue Moon’s Management & Investment Committees.

Prior to joining Blue Moon Capital Partners, Kevin was Vice President of Financial Planning & Analysis with Benchmark Senior Living, a leading Northeast based operator, where he was responsible for all aspects of the company’s business planning processes, as well as for providing all financial and analytical support for the day-to-day operations of the business. Kevin also oversaw the preparation of annual property level budgets incorporating all strategic initiatives to achieve corporate goals. With his operations focus, Kevin was intimately involved in all underwriting for new developments and acquisitions. Kevin was also responsible for managing expectations and relationships with multiple joint venture partners. Prior to Benchmark, Kevin held several positions in finance and operations with Hoyts Cinemas Corporation (today Regal Cinemas) and began his career at Fresenius Medical Care where he held various accounting and finance positions in the kidney dialysis and homecare fields.

Kevin is an alumnus (class of 2016) of the National Investment Center (NIC) Future Leaders Council. He is a former board member of the Wellesley Montessori School. Kevin graduated from the University of Massachusetts at Amherst with a double major in Economics and Political Science.

James Estes

James Estes

Director, Investments

James Estes is responsible for supporting the asset management function at Blue Moon Capital Partners by working with the firm's senior living operating partners to maximize asset level performance. James provides detailed analyses of property financial performance to drive partnership discussions and also assists in the underwriting and due diligence of new investments.

Prior to joining Blue Moon, James spent two years at Benchmark Senior Living, where he was a financial analyst in support of the operations and sales teams. In this role, he delivered detailed property level analyses and forecasts to senior management, as well as sophisticated key performance models designed to spot emerging trends in the business. He was also an integral part of the annual business plan process for 55+ assets.

James is a current member of the National Investment Center for Senior Housing and Care's (NIC) Future Leaders Council (class of 2025). James earned a Bachelor of Science degree with Honors in Corporate Finance and Accounting from Bentley University in 2015.

Tyler Mannion

Tyler Mannion, CPA

Associate, Investments

Tyler Mannion supports Asset Management on Blue Moon’s operating assets, developments and acquisitions. Tyler is responsible for working with Blue Moon’s senior living operating partners in the development and execution of property level business plans to maximize asset level performance. Prior to joining Blue Moon, Tyler was a Senior Associate at PricewaterhouseCoopers (PwC) in the M&A Financial Due Diligence group where he performed buy-side and sell-side financial due diligence for corporate and private equity clients. Prior to PwC, Tyler was a Senior Associate at Deloitte in the Audit practice focusing on private equity and hedge fund clients.

Tyler earned a Bachelor of Science degree with Honors in Accounting from Quinnipiac University where he was Captain of the Men's Cross Country team. Additionally, Tyler is a licensed CPA in Massachusetts and has passed Level I of the CFA program.

Elyse Hanson

Director, Chief Compliance Officer

Elyse Hanson has experience across the full spectrum of commercial real estate industry functions including acquisitions, dispositions, underwriting, due diligence, construction management and risk management. As CCO, Elyse ensures that Blue Moon meets its responsibilities as a Registered Investment Advisor by managing and continually updating the firm's compliance program, including training for Blue Moon’s employees. Additionally, she has full oversight of the insurance and risk management programs.

Prior to Blue Moon, Elyse worked at Paradigm Properties, where she underwrote potential acquisitions, ran the due diligence process for purchased assets, managed the investment team and oversaw the financial performance of a portfolio of office buildings in Greater Boston.

Elyse is an alumna of the National Investment Center for Senior Housing and Care's (NIC) Future Leaders Council (class of 2020). Elyse earned an AB degree in Government with a secondary concentration in Economics from Harvard College.

Aimée Bearer

Aimée Bearer

Chief Financial Officer and Managing Director, Finance & Accounting

Aimée Bearer oversees the accounting operations, financial reporting and treasury functions at Blue Moon Capital Partners. She is also an integral part of the investment team, evaluating accounting and fiscal management practices and providing support to operating partners.

Prior to joining Blue Moon Capital Partners, Aimée was Chief Financial Officer for Ferris Development where she was involved in the management of the development, property management, construction and wealth management companies. She oversaw the financial aspects of operations, investment, financing, reporting and tax review and was able to improve efficiency and achieve tax savings through strategic improvement plans. In addition to property acquisitions and dispositions, Aimée assisted in the marketing and sale of the wealth management company. Prior to Ferris Development, Aimée was a CFO for Unison Realty Partners and was part of the team that started the retail real estate investment company. She established and managed debt relationships, operations and financial aspects of the company. Prior Unison Realty Partners, Aimée was Vice President/Controller at CrossHarbor Capital Partners and Property Accounting Manager at CBRE.

Aimée graduated with a Bachelor of Science in Business Administration with a major in Accounting from Merrimack College.

Nicole Baldelli

Nicole Baldelli, CPA

Director, Finance & Accounting

Nicole Baldelli is responsible for supporting the accounting operations, financial reporting and treasury functions at Blue Moon. Prior to joining Blue Moon, Nicole was an Assistant Fund Controller at Guggenheim Real Estate where she focused on financial reporting for a diversified, direct property portfolio. Prior to Guggenheim Real Estate, Nicole was a Senior Associate at PwC where she worked on financial statement audits and other review engagements with a primary focus on clients within the real estate industry.

Nicole graduated from Providence College with a Bachelor of Science in Accountancy and is a CPA in Massachusetts.

Eric McMahon

Eric McMahon, CPA

Senior Portfolio Accountant

Eric McMahon supports the accounting and financial reporting functions for Blue Moon. Eric reports to the Director and has investment and corporate accounting responsibilities. Prior to joining Blue Moon, Eric spent four years as a Senior Associate at Deloitte where he worked on financial statement audits of both private and public companies with a primary focus on private equity, hedge fund, and mutual fund clients.

Eric graduated from the University of Connecticut with a Bachelor of Science in Accountancy and is a licensed CPA in Massachusetts.

Robert Ormiston

Robert Ormiston

Portfolio Accountant, Finance & Accounting

Robert Ormiston supports the accounting and financial reporting functions for Blue Moon. Rob reports to the Director and has investment and corporate accounting responsibilities. Prior to joining Blue Moon, Rob spent two years as a Senior Accountant at SS&C Technologies, supporting a large, commercial lending real estate income trust client with accounting functions, loan activity and their 150+ loan portfolio.

Rob graduated from the University of Rhode Island with Bachelor of Science degrees in both Finance and Economics in 2021.

Kristina Sutton

Kristina Sutton

Office Manager and Executive Assistant

Kristina Sutton handles day-to-day office operations as well as supporting the office staff. Prior to Blue Moon, Kristina was the Culture Operations Officer for a co-working start-up in Atlanta, GA, handling operations, events and marketing. Prior to the start-up, Kristina worked for a real estate company as a Marketing Manager, which included client relations, website management, company branding and marketing strategy.

Kristina graduated from the University of Georgia with a Bachelor of Journalism in Advertising and minor in Consumer Economics in 2016 and served as captain of the National Champion Majorette team.
